1. Company Role & Service Model

Lue’s Management LLC (“Company”) operates as a property coordination, leasing support, and administrative services company. We are not a licensed real estate brokerage and do not own or control properties unless expressly stated in writing.

Our role is to coordinate services, organize documentation, communicate with parties, and support operational workflows on behalf of property owners, tenants, applicants, and vendors. Final decisions regarding tenant approval, lease execution, pricing, and housing placement are made solely by property owners or housing authorities.

2. Payments, Fees & Refunds

All fees charged by Lue’s Management LLC are administrative or service-based, not rent or security deposits.

  • Application & Administrative Fees: Non-refundable once processing begins.
  • Program Fees (including Second Chance Support): Non-refundable once coordination or review begins.
  • Service Deposits: Non-refundable once administrative labor, scheduling, or vendor coordination begins.
  • Rent Payments: Governed by the tenant’s Lease Agreement, not this policy.

Please refer to our separate Refund Policy for full details. Payment of any fee does not guarantee housing, approval, or lease execution.

3. Second Chance Support Program Disclaimer

The Second Chance Support Program is a screening, readiness, and coordination service. It does not guarantee housing, placement, approval, or acceptance by any owner.

Participation improves organization and preparedness only. Final decisions remain with property owners or housing authorities.

4. Cleaning, Lawn & Maintenance Coordination

Lue’s Management LLC coordinates cleaning, lawn care, maintenance, and repair services using independent third-party contractors.

Contractors are not employees or agents of Lue’s Management LLC. While we vet vendors for basic qualifications, we do not control their work methods, timing, or performance.

Any disputes regarding workmanship, damages, or service outcomes must be addressed directly with the contractor. Lue’s Management LLC’s role is limited to administrative coordination and communication support.

5. Contractor Disclaimer & Liability

By using our services, you acknowledge that independent contractors assume responsibility for their work. Lue’s Management LLC is not liable for injuries, property damage, delays, or service quality related to contractor performance.

6. Tenant Portal, Payments & Security

Rent payments and service payments are processed through secure third-party platforms (including Square). Users are responsible for safeguarding their login credentials.

Lue’s Management LLC is not responsible for unauthorized access caused by failure to protect login information.

7. Maintenance Requests & Emergencies

Non-emergency maintenance requests must be submitted through the Tenant Portal or designated communication channels.

For emergencies posing immediate danger (fire, gas leaks, flooding, medical emergencies), tenants must contact emergency services (911) immediately.

8. Fair Housing Compliance

Lue’s Management LLC complies fully with all federal, state, and local Fair Housing laws. We do not discriminate based on race, color, religion, sex, disability, familial status, national origin, or any other protected class.

9. Privacy & Data Handling

We collect personal information solely for business operations including applications, coordination, screening, and communication.

We do not sell personal data. Information may be shared with property owners, screening providers, contractors, or service partners when necessary to perform services.

By submitting forms or using our website, you consent to receive emails, calls, or SMS messages related to your inquiry or services. You may opt out of marketing communications at any time.

10. Chargebacks & Disputes

Clients agree to contact Lue’s Management LLC before initiating chargebacks or disputes. Unauthorized disputes after services begin may result in immediate service termination and denial of future services.

11. Limitation of Liability

Lue’s Management LLC is not liable for indirect, incidental, or consequential damages. Our maximum liability is limited to the total amount paid to us by the client within the previous six (6) months.

12. Governing Law

These terms are governed by the laws of the State of Maryland. Any legal action must be brought in a court of competent jurisdiction located in Maryland.

13. Updates to These Terms

We reserve the right to update these Terms & Conditions at any time. Continued use of our website or services constitutes acceptance of any changes.
