  • How do I schedule a viewing for a property?

    To keep the process efficient and organized, a completed rental application is required before scheduling a viewing.

    Once your application is submitted and reviewed, a team member will contact you to discuss next steps and confirm whether a showing can be scheduled based on availability and owner criteria.

    This process allows us to:

    Verify applicant information upfront

    Reduce unnecessary showings

    Protect the safety and time of all parties

    Submitting an application does not guarantee a showing or approval.

  • Do you accept Housing Vouchers or "Second Chance" applicants?

    Yes. Lue’s Management LLC accepts Housing Vouchers (including Section 8) where permitted by the property owner.

    We also offer a Second Chance Support Program, which is a structured screening, readiness, and coordination service for applicants with credit challenges or prior rental issues.

    Important to note:

    The Second Chance Support Program is not a housing guarantee

    Final approval decisions are always made by property owners

    Participation improves preparedness but does not override owner criteria

  • What are your application requirements?

    While requirements may vary by property owner, most applications require:

    Valid government-issued photo ID

    Proof of income (pay stubs, voucher documentation, SSI award letters, etc.)

    Background and eviction history review

    Honest and complete disclosure on the application

    For Second Chance applicants, transparency is essential. Incomplete or misleading information may result in denial regardless of program participation.

  • Are application and program fees refundable?

    No. Application, administrative, and program fees are non-refundable once processing or coordination begins.

    These fees cover administrative labor, document review, third-party screenings, and coordination services.
    Payment of a fee does not guarantee housing, approval, or placement.

  • How do I pay rent if I become a tenant?

    All rent payments are made securely online through our Tenant Portal using Square.

    Accepted payment methods include:

    Credit card

    Debit card

    Cash App Pay

    We do not accept cash or paper checks at property locations.

  • I am a property owner. How does your coordination model work?

    Lue’s Management LLC operates as a property coordination and operations partner, not a traditional high-overhead property management firm.

    We support owners by:

    Coordinating tenant communication

    Organizing applicant documentation

    Dispatching vetted independent contractors (cleaning, lawn care, maintenance)

    Managing administrative workflows

    Owners retain full control over:

    Tenant approvals

    Lease terms

    Pricing decisions

    Our role is coordination, organization, and operational support — not ownership decision-making.

  • How do tenants report maintenance issues?

    All non-emergency maintenance requests must be submitted through the Tenant Portal.

    This ensures:

    Proper documentation

    Accurate dispatching

    Faster resolution

    Tenants should submit:

    A written description of the issue

    Photos when available

    For life-threatening emergencies (fire, gas leak, flooding), call 911 immediately.

  • Does paying a fee guarantee housing or approval?

    No. Paying any fee to Lue’s Management LLC does not guarantee:

    Housing approval

    A lease

    Placement

    Owner acceptance

    All final rental decisions are made by property owners or housing authorities.

  • Application & Screening Process

    All adult occupants must complete an application. The initial application submission is free.

    If the application meets preliminary qualifications, a non-refundable $50 processing and screening fee per adult will be required. This fee covers credit, background, eviction history, and administrative review.
