TERMS OF SERVICE & PRIVACY POLICY

1. Introduction

Welcome to Lue’s Management LLC. By accessing our website (www.luemanagement.com), using our portals, or purchasing our services, you agree to be bound by these Terms. If you do not agree to all the terms and conditions of this agreement, then you may not access the website or use any services.

2. Service Model (Coordination Only)

Lue’s Management LLC operates as a Property Coordination Agency.

  • We are not the direct employer of cleaning, lawn care, or maintenance staff. We vet, schedule, and coordinate independent contractors on behalf of property owners.

  • We are not a lender. Our Second Chance Program is a tenant placement and advocacy service, not a financial loan service.

3. Payments, Fees, and Refunds

  • Viewing Pass ($5.00): The Property Viewing Pass fee allows access to our private scheduling calendar. This fee is non-refundable, regardless of whether you attend the showing or lease the property.

  • Deposits: All service deposits (for cleaning, lawn care, or tenant placement) are non-refundable once the coordination work has commenced (e.g., once a contractor has been dispatched or a tenant screening has begun).

  • Rent Payments: Rent payments processed via our Tenant Portal are subject to the terms of your specific Lease Agreement. Any transaction fees incurred due to insufficient funds (NSF) will be charged back to the tenant.

4. Second Chance Program

  • No Guarantee: Participation in the Second Chance Program does not guarantee housing approval. Final approval is subject to the specific property owner's discretion, background checks, and income verification.

  • Application Fees: Application fees cover the cost of background and credit reports and are non-refundable.

5. User Accounts (Portals)

You are responsible for maintaining the security of your Tenant or Owner Portal login credentials. Lue’s Management LLC is not liable for any loss or damage from your failure to comply with this security obligation.

6. Limitation of Liability

In no case shall Lue’s Management LLC, our directors, officers, employees, affiliates, agents, contractors, or licensors be liable for any injury, loss, claim, or any direct, indirect, incidental, punitive, special, or consequential damages of any kind arising from your use of any of our services.
