Refund Policy

Effective Date: January 2026

1. General Policy

Lue’s Management LLC (“Company”) operates as a property coordination, leasing support, and administrative services company. All fees charged are administrative and service-based, not rent or security deposits.

Unless explicitly stated otherwise in writing, all fees are non-refundable once services have begun. Services are considered started when administrative work, coordination, verification, or third-party processing is initiated.

2. Application & Administrative Fees

Application and administrative fees may include, but are not limited to:

  • Application intake and processing
  • Administrative review and coordination
  • Third-party screening services (credit, background, rental and employment verification)
  • Documentation preparation and compliance review

Once processing begins, application and administrative fees are non-refundable, in accordance with Maryland Real Property § 8-213 and service-based payment standards.

3. Program & Coordination Fees

Fees paid for participation in programs or services such as:

  • Second Chance Support Program
  • Tenant placement coordination
  • Owner coordination services
  • Cleaning or lawn coordination services

are non-refundable once coordination begins.

Coordination is deemed to have begun when administrative work starts, documentation review is initiated, vendors or contractors are contacted or scheduled, or communication is initiated on the client’s behalf.

4. Deposits for Services

Deposits collected for coordination or service scheduling are non-refundable once services are scheduled or administrative labor begins, regardless of outcome.

Deposits are applied toward administrative time, vendor coordination, and internal processing costs.

5. Cancellations & Refund Requests

  • Refunds may be considered only if services have not yet begun.
  • All requests must be submitted in writing to customercare@luemanagement.com.
  • Refunds are not guaranteed and are reviewed on a case-by-case basis in accordance with applicable law.

6. Company-Initiated Cancellations

If Lue’s Management LLC cancels a service prior to the start of administrative or coordination work (for example, property withdrawal or vendor unavailability), a refund or service credit may be issued at management’s discretion.

7. No Guarantee of Housing or Approval

Payment of any fee does not guarantee housing, approval, placement, or lease execution. Final rental decisions are always made by property owners, landlords, or housing authorities.

8. Chargebacks & Payment Disputes

Clients are encouraged to contact Lue’s Management LLC before initiating a chargeback or payment dispute.

Unauthorized disputes filed after services have begun may result in immediate termination of services and denial of future services. All disputes are handled in accordance with FTC consumer protection guidelines and payment processor policies.
