Refund Policy

Effective Date: November 25, 2025

1. General Policy

Lue’s Management LLC (“Company”) operates in accordance with the Maryland Consumer Protection Act and all applicable federal laws. We are committed to full transparency in fees and refund eligibility. Unless specifically stated otherwise, all fees are non-refundable once services begin.

2. Viewing Pass Fee

The $5 VIP Viewing Pass provides access to private property scheduling and live coordination services. This fee is non-refundable once paid, regardless of tour attendance or leasing outcome, in accordance with Maryland's service-based payment standards.

3. Service Deposits

Deposits paid for property services such as cleaning, tenant placement, or lawn coordination are non-refundable once coordination begins. Coordination begins when a contractor is scheduled, screening is initiated, or administrative labor has commenced.

4. Application Fees

All application fees are used to cover third-party expenses including credit checks, criminal background reports, and employment verification. These are non-refundable under Maryland law (see Md. Code Real Prop. § 8-213) once processing begins.

5. Cancellations and Refund Requests

  • You may request a refund only if coordination has not yet begun.
  • All requests must be submitted in writing to customercare@luemanagement.com.
  • Refund decisions are at the sole discretion of management but will comply with applicable law.

6. Company-Initiated Cancellations

If Lue’s Management LLC cancels a service prior to performance (e.g., vendor becomes unavailable or property withdrawn), a refund or fee credit may be offered.

7. Chargebacks and Disputes

Before initiating a credit card chargeback or dispute, please contact us. Filing an unauthorized dispute without cause may result in service denial under federal consumer protection law (FTC rules).
